1.1 Reservation

A reservation at Tiny House MIYO is only final once you have received written confirmation by email.

1.2 Payment

The full rental amount must be paid immediately upon booking, unless otherwise agreed in writing.

1.3 Double bookings

In the event of a double booking (for example due to a technical issue), the most recently registered booking will be cancelled. The guest will be informed as soon as possible and any amount already paid will be fully refunded.

1.4 Main renter

The main renter must be at least 21 years old and is responsible for the travel party and for compliance with these booking conditions and the house rules of Tiny House MIYO.

2.1 Cancellation by the guest

Cancellations must always be submitted by email to jitske@tinyhousemiyo.nl.

The following cancellation fees apply, in accordance with the RECRON conditions:

• more than 3 months before the start date: 15% of the agreed rental price
• within 3 to 2 months before the start date: 50%
• within 2 to 1 month before the start date: 75%
• within 1 month before the start date: 90%
• on the day of arrival: 100%

2.2 Early departure

In the event of early departure, no refund (partial or otherwise) will be provided.

2.3 Changes

Changes to the reservation (such as arrival or departure dates) are possible in consultation and subject to availability.

2.4 Cancellation by the owner

In cases of force majeure (such as fire, serious damage, or natural disasters), the owner of Tiny House MIYO reserves the right to cancel the reservation. In this case, the full amount paid will be refunded.

3.1 Check-in

The check-in procedure and exact check-in time are described in the welcome guide. This welcome guide will be sent by email prior to arrival.

3.2 Check-out

The check-out procedure and exact check-out time are described in the welcome guide. This welcome guide will be sent by email prior to arrival. Late check-out without prior agreement may result in additional charges.

4.1 Damage and liability

The guest is liable for any damage to the property, furnishings or equipment caused during the stay. We recommend taking out travel and/or liability insurance.

4.2 Keys

In the event of lost keys, the cost of replacing the keys and/or locks will be charged to the guest.

4.3 Leaving the property tidy

Tiny House MIYO must be left clean and tidy. This includes doing the dishes and disposing of waste. The welcome guide containing detailed check-out instructions is sent by email prior to arrival. These instructions must be followed. Additional cleaning costs may be charged in the event of excessive mess.

5.1 Maximum occupancy

Tiny House MIYO may be occupied by a maximum of 4 persons plus one baby. Exceeding this number without prior permission may result in termination of the stay without refund.

5.2 Pets

Pets are not allowed at Tiny House MIYO.

5.3 Smoking and open fire

Smoking is not permitted inside Tiny House MIYO. Open fire is not permitted in or around the property under any circumstances.

5.4 Parties and disturbance

Parties and excessive noise are not allowed. In the event of complaints or serious disturbance, the stay may be terminated immediately without refund.

6.1 Liability

The owner of Tiny House MIYO is not liable for accidents, injuries or damage to persons or personal belongings during the stay.

6.2 Technical facilities

The owner is not liable for failures or disruptions of technical installations, utilities or Wi-Fi, but will make every effort to resolve any issues as quickly as possible.

6.3 Access to the property

Your privacy is respected. However, the owner reserves the right to access the property if deemed necessary, for example in the event of emergencies or urgent maintenance.

7.1 Compliance

Guests must comply with the house rules of Tiny House MIYO, as described in the welcome guide and on the website. In the event of violation, the stay may be terminated without refund.

8.1 Jurisdiction

This agreement is governed by Dutch law. Any disputes will be submitted to the competent court in Amsterdam.
